When applying for a mortgage, remember that
the lowest rate is not necessarily the best deal! One must
factor in the "junk fees" the lender charges and the closing
costs, when trying to find the best loan. As with any other
purchase, Let The Buyer Beware! All companies are not
alike! My advice is to use a lender who is tried and true and
can back up the promises made. use one of  the thousands
of "fly by night" lenders who promise you the moon and
cannot deliver, and you may be most sorry.
